If you are looking at investment as soon as possible, I suggest you go for resale condo instead. Buying new launches you will need to wait for at least 3 yrs before you got the keys and can rented out.

Resale condo, after 12 weeks completion, you can immediately market for tenant and collect rental the following month. Is only 3 to 4 months wait, than new launch of 3 yrs.
